These days, consumers have easy access to plenty of internet based home search tools and web based real estate platforms. You can download complex mortgage calculator apps directly to your smart-phone, search for property values in a specific community or view a filtered list of home listings right at your fingertips.
While all of these resources sound user friendly, they do have their limitations for potential homebuyers and sellers. The majority of sites with a home search feature will only allow you to filter through home price and number of bedrooms. Aren’t homebuyers looking for much more than that? Many real estate search sites also require a detailed sign-up in order to view any results before having someone contact you within few business days.
Don’t rely on the “self-directed” home search method. It’s always beneficial to reach out to a REALTOR®. Your REALTOR® has exclusive access to the MLS (Multiple Listing Service) and can find homes by lots size, year of construction, price per square foot and unique property additions just to name a few.
